Negociación entre contratistas y subcontratistas en proyectos de construcción en la ciudad de Loja

Abstract

Abstract:The demand for quality in the construction industry, manifested in the demand for different building projects and civil works, focusing to a higher level of quality, so the construction companies are required to be increasingly solvent skilled and competitive, then turn to strengthen certain other activities and linger. This improvement in quality from the contractors, involves the delegation of certain activities, usually items of completion or installation of the work, other companies known as "subcontractors", which may have a greater or lesser degree of specialization, as to execute the activity, those which are of great help to the contractor so that construction companies can leverage their resources, develop distinctive competencies and focus on them its investment and attention, while other specialized outsourcing strategically where it is not necessary be the best and do not compete. This study aims to explore the working relationship between contractors and subcontractors, focusing primarily on the bargaining relationship between the parties particularly in the city of Loja. As a result of this research could identify the employment relationship and the business of contractors and subcontractors and negotiation model proposed in the construction industry more transparent to the current practices of negotiation between the parties, in order that these processes are collaborative and inclusive.
