Abstract: Abstract:The present research is aimed at determining a cadastral value model for the rural areas of the Gonzanamá town and its application on the district territory. By means of statistical analysis, two models were proved which allowed to have an appropriate relation among different variables and the value per hectare of the analyzed plots of land. The M5P algorithm was applied and a multiple lineal regression analysis was done to determine a closest price for the plots of land in this district. A sample of 186 surveys was used which corresponded to pieces of land subject to sale in the months of October, November and December of 2017 in the rural area of the Gonzanamá town, particularly in rural districts of Gonzanamá, Nambacola, Sacapalca, Changaimina and Purunuma. The results show that the M5P model offers better correlation with the data of the prices per hectare since there is a lower error than using the multiple lineal regression model. The M5P model allows to have higher explanation of the price of the land with respect to important variables such as irrigation, surface and distance to the economic center; being the first variable the most influential in the price per hectare of each plot of land in the district. Once the model was applied to the whole zone, it was possible to evidence that the majority of the plots of land have a cost that ranges from 688 to 2000 USD/ha; being the most expensive the ones which are closer to the main roads or the economic center of the Gonzanamá town.
Description: Resumen:El presente estudio tiene como finalidad determinar un modelo de Valoración Catastral, para las parroquias rurales del cantón Gonzanamá y su aplicación sobre el territorio cantonal. A través del análisis estadístico se probaron dos modelos que permitieron una relación adecuada entre diferentes variables y el valor del precio por hectárea de los terrenos analizados. Se aplicó el algoritmo M5P, y el análisis de Regresión Lineal Múltiple para determinar un valor aproximado de los terrenos de esta zona. Se contó con una muestra de 186 encuestas que corresponden a terrenos sometidos a compraventa en los meses de Octubre, Noviembre y Diciembre del año 2017, de la zona rural del cantón Gonzanamá, correspondientes a las parroquias rurales de Gonzanamá, Nambacola, Sacapalca, Changaimina y Purunuma. Los resultados obtenidos indican que el modelo M5P ofrece una mejor correlación con los datos del precio por hectárea con un menor error que el análisis de regresión lineal múltiple.
