Abstract

Abstract: The present investigation shows and studies the offer and demand for the real estate sector from Loja Ecuador; having a real perception about the changes inside the historic center of the city. It is used as a real sample the first ordered area in the historic center of the city, because of its changes within the economic and administrative fields, showing an important intervention for the new type of city releasing the population to expand their living frontier with their movement inside the city. Although, those buildings that were done at first for family living are now used to commercial issues, in some cases these constructions lack of a correct maintenance that permits their reactivation or new commercial purposes edifications. The few collective housing projects are not inside the international urban indicators treatments that ensure the habitability, either integrating the inhabitants with a historic context projecting sometimes-misrepresented ideas for the community. In addition, it is important a documentation and study of the physic and positional aspects permitting the correct explanations of the real-estate market based on land use value real variables that helps to solve in some way the deficit of housing units inside Loja city.
